How it works

An inspection built for a decision, not a tick-box

A pre-purchase inspection is only worth what the report tells you. The work is getting into the places evidence actually hides, photographing what is there, and being straight about what could not be reached.

1
Access sorted before the visit

Tell Joel the property and where you are in the contract, and he will sort out what the inspection needs — subfloor and roof void access, keys or an agent on site — so nothing important gets skipped on the day.

2
The full AS 4349.3 inspection

Interior, roof void, subfloor, exterior and the grounds within 30 metres. Moisture readings, sounding and close inspection of the junctions and timbers where subterranean termites move first.

3
Evidence recorded as he goes

Every finding is photographed rather than described from memory, and every area that could not be safely reached is written down as an access limitation so you know precisely what was and was not seen.

4
A report you can act on

A plain-English AS 4349.3 report with the photos attached, and Joel on the phone to walk you through what is old damage, what is live risk and what it would take to fix.

What’s covered

Termites, borers and wood decay — assessed properly

Interior, roof void, subfloor, exterior and grounds within 30 metres — including fences, stumps, trees and outbuildings.

Subterranean termites

Active termites, old workings and damage — plus the conducive conditions that invite them.

Timber borers

Borer species and activity in structural and decorative timbers.

Wood decay fungi

Rot and moisture damage that weakens timber and attracts termites.

The grounds

Fences, stumps, trees and outbuildings within 30 metres — where colonies stage.

Access limitations

Every concealed or inaccessible area is listed in the report, so you know what couldn’t be seen.

Conducive conditions

Drainage, ventilation and timber-to-soil contact that shape the property’s future risk.

Buying in Central Victoria

What we see most in Bendigo purchases

Goldfields-era weatherboards, mid-century timber frames, established gardens backing onto bush — Bendigo’s most loved homes carry the region’s highest termite risk. And termite damage is generally not covered by home insurance, so what you buy is what you own.

Old damage vs live risk

The report distinguishes historic evidence from active threats — they change a negotiation very differently.

The grounds tell the story

Stumps, fences and gardens within 30 metres often reveal the pressure a house is under.

A baseline for ownership

Your report becomes the reference point for the annual inspections that protect the home from here.

Buying is where it starts. For the ongoing picture once the property is yours, see Termite Control Bendigo.

FAQs

Pre-purchase inspection FAQs

Can you inspect before settlement deadlines?+

Contract timelines are tight, and Joel works with them. Call 0467 857 177 with the property address and your key dates, and he will tell you honestly what he can fit around the existing schedule.

How is this different from a building inspection?+

A building inspection covers structure and defects generally; an AS 4349.3 timber pest inspection specifically assesses termites, borers and wood decay. Buyers in this region typically need both.

What if termite damage is found?+

The report documents it with photos, and where treatment is warranted you’ll get a written quote — useful evidence for negotiating or walking away informed.

What if parts of the property can’t be accessed?+

Every concealed or inaccessible area is recorded in the report as an access limitation, so you know exactly what was and wasn’t seen. Where it matters to the decision, Joel will tell you what further investigation would involve.

Do new builds need one?+

New homes should have termite management installed, but verification matters — the inspection confirms what’s there and its condition.

What does a pre-purchase inspection cost?+

It varies with the property’s size and access. Call 0467 857 177, tell Joel about the property, and he will talk you through a quote.
